The Framtiden Group

Förvaltnings AB Framtiden is wholly owned by the City of Gothenburg and the Group comprises 12 subsidiaries. Through its housing companies, Bostads AB Poseidon, Bostadsbolaget, Familjebostäder, Gårdstensbostäder and HjällboBostaden, the Framtiden Group administers 69,100 apartments in Gothenburg.

GöteborgsLokaler markets and administers some 478,000 of the Group’s total of 561,000 square metres of non-residential floor space.

Göteborgs Stads Parkerings AB administers 133,000 parking spaces on open sites or under cover.

Egnahemsbolaget builds, sells and administers private dwellings that are co-operatively owned and also undertakes construction operations on a consultancy basis.

Idrotts- and Kulturcentrum Scandinavium i Gothenburg AB owns the Scandinavium arena property and Frölundaborg. The Scandinavium arena is leased in its entirety to GotEvent AB.
Framtiden Public Housing Finance No. 5 AB (publ) is a SPV company where operations focus entirely om bond loans totalling EUR 295 million (SEK 2.7 billion).

The five housing companies in the Group have reached an agreement on rents 2009.

Bostadsbolaget
With effect from February 1, housingrents were increased by a total of 3.00%.

Poseidon
With effect from February 1, housingrents were increased by a total of 3.00%.

Familjebostäder
With effect from February 1, housingrents were increased by a total of 3.00%.

Gårdstensbostäder
With effect from February 1, housingrents were increased by a total of 2.95%.

HjällboBostaden
With effect from February 1, housingrents were increased by a total of 3.20%.

• The vacancy rate as of December 2008 was 0.1% for apartments and 5.7% for non-residential premises.
• In 2008 rental revenues were SEK 4,361million (4,271).
• Income after financial items in 2008 was -5,077 (3,807). The result includes changes in the value of investment properties totalling SEK -6,362 million (2,040).
• Investments in properties and facilities in 2008 totalled SEK 2,145 million (1,754).
• The Groups equity/assets ratio was 48 % 2008.
• 190 apartments were completed in 2008.
• Framtiden Group subsidiaries are highly rated by their customers and generally score better than the private landlords.
• The subsidiaries are implementing measures to enhance security and peace of mind on the housing estates, including adult patrols and security groups.
