The Framtiden Group

Förvaltnings AB Framtiden is wholly owned by the City of Gothenburg and the Group comprises 11 subsidiaries. The parent company, Förvaltnings AB Framtiden, has overall responsibility for:

• Strategic development
• Financing
• Quality analysis
• Reportsystem
• Accountingrules

The subsidiaries are responsible, individually, for the operational activities which include:

• Management
• Marketing
• Development
• City district renewal
• Housing construction
• Building contractor operations

Through the housing companies Bostads AB Poseidon, Bostadsbolaget, Familjebostäder, Gårdstensbostäder and HjällboBostaden, the Framtiden Group manages approximately 70 000 apartments in Gothenburg.

GöteborgsLokaler markets and administers approximately 472 000 of the Group’s total of 558 000 square metres of non-residential floor space.

Parkeringsbolaget administers 135 000 parking spaces on open sites or under cover.

Egnahemsbolaget builds, sells and administers private dwellings that are co-operatively owned and also undertakes construction operations on a consultancy basis.

Idrotts- and Kulturcentrum Scandinavium i Gothenburg AB owns the Scandinavium arena property and Frölundaborg. The Scandinavium arena is leased in its entirety to GotEvent AB.

Key figures 2010

• The vacancy rate as of December 2010 was 0.1% for apartments and 5.5% for non-residential premises.
• In 2010 rental revenues were SEK 4,624million (4,533).

• Income after financial items in 2010 was 4,157 (3,794). The result includes changes in the value of investment p roperties totalling SEK 2,000 million (1,859).

• Investments in properties and facilities in 2010 totalled SEK 2,261 million (2,165).
• The Groups equity/assets ratio was 52 % at the end of 2010.
• 297 apartments were completed in 2010.
• Framtiden Group subsidiaries are highly rated by their customers and generally score better than the private landlords.
• The subsidiaries are implementing measures to enhance security and peace of mind on the housing estates, including adult patrols and security groups.

Rents 2011

The following housing companies in the Group have reached an agreement on rents 2011.

Bostadsbolaget
With effect from January 1, housing rents were increased by a total of 1.73%.

Poseidon
With effect from March 1, housing rents were increased by a total of 1.7%.

Familjebostäder
With effect from April 1, housing rents were increased by a total of 1.75%.

Gårdstensbostäder
With effect from January 1, housing rents were increased by a total of 1.95%.

HjällboBostaden
With effect from March 1, housing rents were increased by a total of 1.99%.
