In order to satisfy the owner’s motives and achieve set objectives, particular importance is attached to active and far-sighted commercial development on the Group level and at the subsidiaries.
The basis for this commercial development is continuous monitoring of external factors and their analysis, which ensures excellent preparedness for action and an opportunity for scenario planning.
The current main target areas are primarily:
An annual, extensive customer survey is run. The most recent survey covered 35,000 tenants and achieved a response rate of around 67%.Customer ratings are always extremely high, even by comparison with other landlords, both locally and nationally.
Local development efforts are intensive and are adapted to the character and needs of each housing estate. In areas such as Gårdsten, Hjällbo and Bergsjön, some 600 unemployed tenants have become gainfully employed in new jobs thanks to initiatives by the housing companies.
The subsidiaries also prioritise the tenants’ ability to achieve far-reaching influence over their estates and take responsibility for these areas.
Environmental efforts by the Group are now entering a structural phase, in which Bostads AB Poseidon has joined with the National Materials Testing Institute and the National Housing Board to establish a standard for good interior environment. All Group property companies have properties that have received an environmental diploma from Miljö Göteborg, while Bostadsbolaget has also become the first property company to receive an EMAS registration.
Maintaining and enhancing the high level of labour force expertise is of major strategic importance, and for this reason Familjebostäder and others make use of active personnel planning, which includes recruitment, further development and career changes. The long-term prioritised goal of the Framtiden Group is to increase the diversity of its personnel, which includes aspects such as ethnic composition.
